Heritage Housing Corporation · In-House Bank · 14 Dealerships Across TX, OK, LA, GA, NC
Heritage Housing has its own bank. We approve ITIN holders, self-employed workers, and buyers other lenders won't touch — and we can close in 3 days.
Three things other lenders won't say
ITIN accepted
No SSN required
If you have an ITIN, you can apply. Most lenders won't touch it. Heritage's bank was built to say yes where everyone else said no.
Self-employed
Bank statements only
No two years of tax returns. No W-2. No year-to-date P&L. If the money shows up in your account, that counts. Truck drivers, gig workers, contractors — all approved.
Speed
Close in 3 days
From application to keys in 3 days to a week. One DocuSign at the start, one at close. Most buyers are surprised by how fast it goes.
You've been told no before
If your life doesn't fit it, they say no. Heritage built a different checklist.
The standard lender checklist
Heritage built its own bank because the existing ones don't work for the people who actually need a home. ITIN instead of SSN. Bank statements instead of tax returns. No escrow. Three days to close. That's a different checklist.
The difference
01 · ITIN
ITIN instead of SSN
Millions of buyers are locked out of traditional lending because they don't have a Social Security number. That's not a financial problem — it's a lender problem. Heritage's bank solves it.
No SSN required02 · Income
Bank statements, not tax returns
Self-employed. Seasonal. Commission-based. Your income is real — even if it doesn't show up on a W-2. If the money shows up in your account, that counts at Heritage.
Self-employed welcome03 · Escrow
No insurance escrow
Standard lenders fold insurance into your monthly payment — adding $100 to $200 every single month. Heritage doesn't require it. That's real money back in your pocket every month you own the home.
Save up to $200/mo04 · Paperwork
One DocuSign, start to finish
Sign once at the front. Sign once at close. That's it. No stack of forms, no second trip to the office. The whole transaction is digital — and it can be done in as little as 3 days.
Close in 3 daysHow it works
Heritage's process is designed to move fast and feel simple. Here's what to expect.

Name, phone, zip, and how you earn your income. That's all we need to get started. No SSN required at this stage. Four fields and you're in.
2
A Heritage consultant calls you — often same day. They walk through what you qualify for, what your payment would look like, and which homes fit your situation. A real conversation, not a callback from a call center.
3
Visit your nearest Heritage dealership. Walk the lot. Find the right fit. Sign your DocuSign. In as little as 3 to 7 days, you're a homeowner.

Common questions
Do I need a Social Security number?
No. Heritage's in-house bank accepts ITIN numbers. You do not need an SSN to apply, qualify, or close. This is one of the only home financing programs in the country that works this way.
What if I'm self-employed?
Bank statements are enough. Heritage doesn't require two years of tax returns, W-2s, or year-to-date profit and loss statements. If the money shows up in your account, that counts.
What credit score do I need?
Heritage looks at the full picture, not just a score. Buyers with non-traditional income, limited credit history, or past financial difficulty have been approved. Walk in and have the conversation before assuming the answer is no.
How long does the whole process take?
Heritage can close in as little as three days from application. One DocuSign at the start, one at close — no paperwork stacks, no weeks of back-and-forth. The timeline depends on your credit situation and home selection.
What does "no insurance escrow" actually mean?
Most lenders fold home insurance into your monthly payment — it's called escrow. Heritage doesn't require it, which means your payment doesn't include that add-on. That's up to $100 to $200 per month that other lenders tack on that Heritage doesn't.
Do I need an appointment to visit a dealership?
No. Walk in anytime. Heritage has 14 dealerships across TX, OK, LA, GA, and NC. Every consultant is trained to sit down with you, run your numbers, and answer every question — no appointment, no pressure, no runaround.
